Real Estate Conveyancing

Course Description:

An overview of real estate conveyancing principles.  The real estate purchase contract, escrows, recording acts, title insurance, delivery of deeds, and covenants of title are among the topics to be covered in this course.  The course will cover Common Law and California statutory modifications.

Class Notes:

UP point eligible class. Course objectives include:

  • Understand the components of a real estate sale including the role of an attorney and broker, purchase agreements, escrow, and title insurance
  • Understand concepts of transfer, recording, disclosure issues, defective title issues
  • Understand mortgages, deeds of trust, foreclosure, assignment, lien priority, and subordination
  • Be able to demonstrate legal analysis, reasoning, and problems solving skills to reply to hypothetical questions as given on the California Bar Exam and the Multistate Bar Exam.
  • Be able to analyze and write a concise and comprehensive answer to hypothetical essay questions as given on the California Bar Exam.

NOTE:  this class is subject to the grade curve.  An overview of the law and practice of real estate purchases and sales, covering bar-tested materials (MBE and essay), common law, and California statutory modifications.  This course has been reduced to two units.
