An owner of property may wish to sell voluntarily, either as a separate item or parcel or as part of the sale of a business. Absent urgency to sell, the owner can market the property or the business, with warranties of title and quality, and wait a reasonable time for the highest bid and, if not satisfied with the response, can temporarily remove the item from the market pending more favorable market conditions.
